It pays to be prepared when applying for a home loan! Your mortgage broker will be able to tell you the exact requirements needed for your home loan but having the following documents ready could help with the application process.
Personal Identification
Primary identification including a photograph:
- A current passport or birth certificate
- Drivers licence
Secondary forms of identification:
- Medicare Card
- Credit Card
- ATM/Debit Card
- Council Rates Notice
- Health Care Card
- Tertiary Student ID Card
Income Details
- Your 2 most recent pay slips
- Your most recent Payment Summary (also known as a Group Certificate) from your employer
If you are self employed, you will need:
- Personal and business tax returns and ATO assessments for the last two years
You may also need: Proof of any other regular ongoing income, including: rental income statements or bank accounts that show rental income for any investment properties, share dividends and interest earned, centre link letter confirming family tax benefits.
Depending on your home loan situation, you may also need to have these documents ready:
- Your most recent bank account and credit card statements
- Savings and investment history statements
- Supporting evidence if other funds are contributing towards the purchase
- A copy of The Contract of Sale/Offer of Acceptance for the property you are buying
- A Statutory Declaration for any funds that are being given to you to put towards the purchase, if these funds are not already in your bank account
- Account statements for all home and personal loans for the previous six months
- The most recent statement for any credit cards
- A copy of The Contract of Sale for property you are buying
- Savings and investment history for the previous six months (savings account statements, term deposit statements, share certificates)
- Supporting evidence if other funds are contributing towards the purchase
- A Statutory Declaration for any funds that are being given to you to put towards the purchase, if these funds are not already in your bank account
- Documentation and all relevant information for your existing home loan(s).
- Account statements for all home and personal loans for the previous six months
- The latest Council Rates Notice and building insurance policy for the property or properties being used as security for the loan
- Credit card statements for the last 6 months, or if you don’t owe anything on your credit card, the most recent statement
(if you already own an investment property)
- Income evidence (rental statements)
- A copy of the tenancy lease
- The latest Council Rates Notice
- A copy of The Contract of Sale for property you are buying
