Inspect your property regularly

Regularly inspect your rental property to ensure you’re staying on top of any potential issues. Keep records on the state of it each time you inspect your rental, as this may help if you need to claim.

Consider adding extra cover

Policy inclusions can vary between insurers. This means while one policy may cover loss of rent from tenant default automatically, another may require you to purchase it as an optional extra. Even if it costs more, consider adding optional covers (such as flood cover) to give you peace of mind for when the unexpected happens.

Check you’re not underinsured

Many people underestimate the cost of rebuilding their home and forget to take things like architect fees, council costs and removal of debris into account. Take all of the potential costs into consideration when nominating the sum insured and remember that these costs may also change.

What is landlord insurance?

Landlord insurance covers an investment property or other dwelling you intend to lease out to tenants. According to the most recent Australian Census, almost half (47.6%) of the dwellings in the Northern Territory are occupied by renters.1 If you’re looking to purchase landlord insurance, you should consider the following:

  • A contents insurance policy. This covers the landlord’s contents which might include furniture, curtains, carpets, etc.
  • A home insurance policy. Also known as building or home building insurance, this covers the actual structure, as well as things like the garage, driveway and fencing.
  • A combined policy. This covers both the building and the landlord’s contents.

If your dwelling is a townhouse, apartment or part of a complex, compulsory strata insurance may cover the structure and shared/common property, which may have similar inclusions to a landlord building insurance.
